Floor joint sealing for Milton homes and businesses

Surface by surface

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is usually better.

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges and keeps dirt out.

About our floor joint sealing in Milton

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. If you have grout used at the floor edge instead of sealant and floor edges that trap water and grime, we can put it right, on commercial floors, thresholds and tiled floors alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Common problems we fix in Milton

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.

Keep an eye out for these signs:

  • Tiled floors with no room to move
  • Open joints that fill with dirt
  • Gaps between floors and kitchen plinths
  • Rigid edge joints in tiled floors

For jobs in and around Milton, choosing the right material for each joint is as important as a tidy finish.

Questions to ask before booking

  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not
  • Are they insured?
  • How the colour is chosen

Our hiring checklist

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Ask before painting over a sealed joint
  • Use a well-wrung mop rather than flooding the floor
  • Act on grout cracks that run in a straight line
  • Look at floor joints each spring

Keep off the joint for the time we give you. Feet are generally fine before mopping or wheeled traffic.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What happens if it’s left?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now for most homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, depending on the length of joint, depending on how much there is to do. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

How much does floor joint sealing cost in Milton?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Why has a gap opened under my skirting?

Floors shrink and settle, especially in the first year or two and through the heating season opens the gap. Rigid fillers split, so we use a flexible sealant.

Do you seal kitchen plinths to the floor?

Yes. The old joint comes out and a flexible silicone replaces it in a colour to suit.

Floor joint sealing around Milton

Across Dumfries and Galloway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
