Floor joint sealing near Kames

Floor joint sealing for homes and businesses in Kames

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone. Typical jobs include caulk that has cracked where the floor moves and gaps at thresholds between rooms, on tiled floors, concrete floor joints and thresholds.

Work in a place like Kames is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Big or small, you get the same one-year guarantee.

Landlord and commercial work in Kames

For anyone letting property in or around Kames, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

New homes and floors in Kames

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Floors around Argyll and Bute run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

For jobs in and around Kames, choosing the right material for each joint is as important as a tidy finish.

Your questions about floor joint sealing in Kames

Do you cover smaller places like Kames?

Yes, Kames is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is there a guarantee on floor joint sealing in Kames?

All our work, in Kames and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can you match the sealant colour?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before any work starts.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Why not just use caulk?

Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

What happens if it’s left?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant stretches instead and keeps the joint sealed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • Approved under the ARBOMaster scheme
  • 20+ years of sealant experience
  • Experience in homes, commercial sites and hotels

How it works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. For a place like Kames, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access

What we are called out for in Kames

Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap.

The most common problems we see are:

  • Worn sealant at door thresholds
  • Cracked caulk along skirting in bathrooms and kitchens
  • Tiled floors with no room to move
  • Failed seals where bathroom floors meet baths and panels

In and around Kames, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

Questions to ask before you book

10 questions to ask before booking

Surface by surface

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and keeps dirt out.

Quotes for floor joint sealing in Kames

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • Access and height
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • How we’d reach the joints

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.
