Trusted floor joint sealing in An Tairbeart

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Floor joint sealing in An Tairbeart, done properly

Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. Common call-outs are for skirting caulk that keeps splitting and grout cracking in a straight line across a floor, on concrete floor joints, commercial floors and wet room & bathroom floors.

Around smaller Scottish places like An Tairbeart, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Tiles that have lifted or broken
  • Subfloor problems that need a flooring contractor
  • Movement too big for a sealant joint

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

An Tairbeart questions

What guarantee comes with floor joint sealing in An Tairbeart?

All our work, in An Tairbeart and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like An Tairbeart?

Yes, An Tairbeart is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Where are you based?

Mr Mastic is based in Crawley. We cover An Tairbeart and the rest of Argyll and Bute, along with the rest of our area.

How long will you be here?

It depends on the size of the job, but most jobs take a morning or an afternoon for most homes. We will give you a better idea when we quote.

Why not just use caulk?

Caulk works on still, dry joints, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.

My floor grout keeps cracking in a line. Can you help?

Usually, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

What causes gaps between the floor and skirting?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Leave it or put it right?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

How to look after the new joints

So the new joints stay in good condition:

  • Avoid caulk in bathrooms and kitchens
  • Keep floor cleaning water to a minimum at the edges
  • Lift furniture rather than dragging it across joints
  • Have a cracking tiled floor checked before tiles break

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further and are harder to clean out.

Common problems we fix in An Tairbeart

When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, showing where a movement joint was needed.

Common reasons people contact us include:

  • Open joints that fill with dirt
  • Grout cracking in a straight line across a floor
  • Caulk that has cracked where the floor moves
  • Gaps between floors and kitchen plinths

Around An Tairbeart, as everywhere, floor joint sealing is only as good as the preparation behind it.

Our hiring checklist

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a morning or an afternoon for most homes. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and tooled.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed

What affects the quote in An Tairbeart

The price is agreed before any work begins. It takes into account:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear quote.

Joints and finishes in An Tairbeart homes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
