About our floor joint sealing in Joyden's Wood

Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side. We work on skirting boards, commercial floors and wet room & bathroom floors, and people most often call us about caulk that has cracked where the floor moves and gaps at thresholds between rooms.

Much of London’s new housing is flats in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

Every job comes with a one-year guarantee, wherever you are in Greater London.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. In Joyden's Wood, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed

Thresholds

A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

Floor joint sealing around Joyden's Wood

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

For site and facilities teams at buildings such as Joydens Wood Junior School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you let a flat or house near Bexley station, gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like St Barnabas are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Questions from Joyden's Wood

Do you work for landlords with property near Bexley station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Is parking a problem for a job in Joyden's Wood?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you reseal concrete floor joints in an industrial unit?

Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How soon can the floor be mopped?

You’ll get the times before we go. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses
  • Do not paint over silicone
  • Don’t slide heavy items over sealed joints

Silicone sealant is not made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

What affects the cost of floor joint sealing

Every job gets its own quote. This is what makes a difference:

  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • Any mould that needs treating

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • The type of property
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Just ring 0345 464 0079 or email us with the details and send photos if you have them.

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Failed waterproofing under a wet room floor
  • Movement too big for a sealant joint
  • Tiles that have lifted or broken

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

Joints and surfaces we work on

  • Commercial floors
  • Thresholds
  • Concrete floor joints
  • Wet room & bathroom floors
  • Skirting boards
  • Tiled floors

Why act early in Joyden's Wood

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why book with us

  • Tidy, careful work
  • Sealant colour chosen to suit
  • A 12-month guarantee on all work
