Floor joint sealing in Jordans
Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you have tiled floors with no room to move and caulk that has cracked where the floor moves, we can put it right.
Somewhere as small as Jordans, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Leave it or put it right?
The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. Around Jordans, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
What you get with us
- More than 20 years in sealant work
- Trusted Arbo and Everbuild sealants
- White, clear, grey or coloured to suit, where the product allows
- Anti-fungal silicone where joints get wet

What affects the cost of floor joint sealing
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- Mould in or behind the old joints
- Access and height
- Working hours on commercial sites
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email.
Asking for a quote
When you contact us, it’s useful to know:
- Access, such as stairs, a lift or height
- What’s wrong with the joints now
- If someone has resealed it before
- A few pictures by email, if you can
If you’re in Jordans and need floor joint sealing, call 0345 464 0079 or drop us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Joints and finishes in Jordans homes
Across Buckinghamshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Community buildings like Church of Holy Trinity are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Seer Green & Jordans station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Jordans School are buildings too, and entrance and corridor floor joints take a lot of traffic.

The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on the length of joint. In a small place like Jordans, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in
- Keep children and pets away from the work area

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Jordans questions
I let a flat near Seer Green & Jordans station. Can you help?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Is Jordans in your area for floor joint sealing?
Yes, Jordans is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in.
Do you use a paintable sealant?
If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint.
How to look after the new joints
To keep the joints looking good and working properly:
- Act on grout cracks that run in a straight line
- Use a well-wrung mop rather than flooding the floor
- Lift furniture rather than dragging it across joints
- Keep caulk for dry, still joints only
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Structural movement or subsidence
- Leaks from a failed tanking system
- Concrete repairs beyond the joint
If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
