Floor joint sealing for homes and businesses in Ibrox
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints. We work on wet room & bathroom floors, skirting boards and commercial floors, and common reasons people get in touch are failed seals where bathroom floors meet baths and panels and tiled floors with no room to move.
New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two, in Ibrox as anywhere.
There’s a 12-month guarantee on every job, large or small.

Different surfaces, different methods
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.
Tiled floors
A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it.
Questions from Ibrox
Is Ibrox in your area for floor joint sealing?
Yes, Ibrox is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Can you help a landlord with a rental near Dumbreck station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
How long before the joint can take traffic?
That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish.
Do you take out the old sealant first?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What information do you need?
A short description and the location, with pictures by email if possible. If we need more, we’ll ask.
Do you seal kitchen plinths to the floor?
Yes. The old joint comes out and a flexible silicone replaces it.
Leave it or put it right?
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Wind-driven rain gets into any failed joint on the outside of a city building, and in Ibrox, damp can spread through stone and plaster before anyone sees it.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Signs you need floor joint sealing in Ibrox
When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, showing where a movement joint was needed.
The most common problems we see are:
- Caulk that has cracked where the floor moves
- Threshold joints that have opened or worn
- Rigid edge joints in tiled floors
- Floor edges that trap water and grime
For landlords with property near Dumbreck station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

What floor joint sealing looks like in Ibrox
Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Schools such as Bellahouston Academy are buildings too, and entrance and corridor floor joints take a lot of traffic. For buildings such as Ibrox Parish Church, floor and skirting joints in halls and kitchens wear like any others.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Check the sealant is paintable before decorating
- Look at floor joints each spring
- Avoid sloshing water against skirting
- Keep caulk for dry, still joints only
Silicone sealant is not made to take paint. If you plan to paint, we will use a paintable product.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
The process
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Parking in city streets around Ibrox can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky
- Move anything stored near the joints
