Floor joint sealing in Hollingdean

Floor joint sealing in Hollingdean

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. We work on concrete floor joints, thresholds and wet room & bathroom floors, and common reasons people get in touch are tiled floors with no room to move and skirting caulk that keeps splitting.

In and around Hollingdean, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Do you need floor joint sealing in Hollingdean?

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away until the joint widens.

Any of these means the joints need attention:

  • Floor edges that trap water and grime
  • Perimeter joints in tiled floors filled with grout
  • Open joints around bathroom floor edges
  • Threshold joints that have opened or worn

For landlords with property near Moulsecoomb station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

What to look for in a quote

  • What the cure time is
  • Whether VAT is included
  • Whether they’re fully insured
  • Whether you can choose the colour

What affects the cost of floor joint sealing

There’s no set price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • When we can work, for business premises
  • Which sealant suits the joint

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

When you call or email, it’s useful to know:

  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.

Different surfaces, different methods

Thresholds

Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.

Concrete floor joints

Old filler, dust and debris are cleaned out of the joint. Backing goes in where the depth needs controlling.

Why act early in Hollingdean

Dirt builds up in open joints, and they look untidy. A neat sealed joint is easier to clean. In an older home around Hollingdean, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • Every job guaranteed for a year
  • Rated 4.9 stars on Google
  • Full insurance on every job
  • Over 20 years’ experience

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. Parking around Hollingdean is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • Leaks from a failed tanking system
  • Movement too big for a sealant joint
  • Bouncy or failing floorboards

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Joints and surfaces we work on

  • Commercial floors
  • Concrete floor joints
  • Skirting boards
  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Have a cracking tiled floor checked before tiles break
  • Vacuum floor joints regularly to stop grit building up
  • Do not fill floor joints with caulk where they move or get wet
  • Check skirting joints after the heating season

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the floor safer.

New homes and floors in Hollingdean

Floors around Brighton and Hove run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as St Richard's, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Hertford Infant and Nursery School, entrance and corridor floor joints take a lot of traffic.

Yes, Hollingdean is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job.

My floor grout keeps cracking in a line. Can you help?

Often, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal concrete floor joints in an industrial unit?

Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Can you seal where the floor meets the bath panel?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone in a colour to suit.

Can you use decorators’ caulk instead?

Not where the floor moves or gets wet. Caulk cracks as the floor moves. A flexible sealant is the better choice.
