Floor joint sealing in Hanover

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. We’re often asked to deal with grout used at the floor edge instead of sealant and dirt and water collecting in open floor joints, across skirting boards, thresholds and commercial floors.

For a new home in or near Hanover, it’s worth checking the sealant early. Common snags include open skirting joints, lifting shower seals and gaps around frames.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Common problems we fix in Hanover

An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean and behind skirting and plinths.

People generally contact us when they notice one of these:

  • Rigid edge joints in tiled floors
  • Grout cracking in a straight line across a floor
  • Concrete floor joints that have broken down
  • Open joints that fill with dirt

If you look after a building such as Elm Grove Primary School, entrance and corridor floor joints take a lot of traffic.

Questions to ask before you book

What floor joint sealing looks like in Hanover

Across Brighton and Hove, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Letting a property close to Brighton station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. If you look after a church, hall or community building such as Church of the Annunciation, joints in its floors, skirtings and thresholds need resealing as they wear.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a few hours for most rooms, longer for large commercial floors from start to finish. Parking around Hanover is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What the job involves on each surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone that keeps water out.

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

What affects the quote in Hanover

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • Whether the work is at height

Combining jobs into one visit normally makes better use of the time than several visits. We’ll give you a clear quote for the lot.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Whether it’s a home or a business

We quote each job on its own. Just ring 0345 464 0079 or email us with the details.

Why deal with it now?

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a smaller place like Hanover, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Vacuum floor joints regularly to stop grit building up
  • Walk round the room once a year and look at the edges
  • Ask before painting over a sealed joint
  • Use a well-wrung mop rather than flooding the floor

Silicone sealant isn’t made to take paint. If you plan to paint, we’ll use a paintable product.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.

Your questions about floor joint sealing in Hanover

Is Hanover in your area for floor joint sealing?

Yes. We work across London and the South East, and Hanover is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Is Hanover within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

How soon can the floor be mopped?

You will get the times before we go. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.

What does floor joint sealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

Do you seal kitchen plinths to the floor?

Yes. We cut out any old sealant or caulk and reseal with flexible silicone in a colour to suit.

Why has a gap opened under my skirting?

Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.

Can you use decorators’ caulk instead?

Only on dry joints that don’t move. It splits once the floor shifts, so the gap comes back. A flexible sealant lasts longer there.
