Floor joint sealing for homes and businesses in Farthing Street

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side. We work on skirting boards, commercial floors and thresholds, and the jobs we see most are rigid edge joints in tiled floors and floor edges that trap water and grime.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover.

All of our work is guaranteed for twelve months.

Floor joint sealing in Farthing Street: local notes

Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

Letting a property close to Orpington station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. Schools such as Downe Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Farthing Street is about 4 miles south-west of Orpington, in Greater London. If you need floor joint sealing in Farthing Street, please ring 0345 464 0079 or send us an email for a quick quote. How it works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. In Farthing Street, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. We check the joints and explain the aftercare.

How to prepare

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

Leave it or put it right?

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges and keeps the damage down. In a flat in Farthing Street, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

So the new joints stay in good condition:

  • Walk round the room once a year and look at the edges
  • Have a cracking tiled floor checked before tiles break
  • Sweep along the edges of the floor
  • Don’t fill floor joints with caulk where they move or get wet

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it until it’s ready.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Movement too big for a sealant joint
  • Concrete repairs beyond the joint
  • Water getting under the tiles from elsewhere

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

Signs you need floor joint sealing in Farthing Street

Decorators’ caulk is often used along skirting because it’s cheap and paintable. It cracks where there’s movement or water.

These are the problems we are asked about most:

  • Gaps between floors and kitchen plinths
  • Chipped and open joints in warehouse floors
  • Open joints that fill with dirt
  • Gaps at thresholds between rooms

Farthing Street is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

FAQs for Farthing Street

Can parking be tricky for a visit in Farthing Street?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you cover Farthing Street for floor joint sealing?

Yes, Farthing Street is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Do you have insurance?

Yes, we are fully insured for every job we do.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.

Why does the gap under my skirting keep coming back?

Generally it’s movement: heating drying the timber, or a filler that is too rigid. A flexible sealant stays closed as the floor moves.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
