Floor joint sealing in Elson

What floor joint sealing looks like in Elson

Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Rented homes near Portsmouth Harbour station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a church, hall or community building such as Church of St Thomas, floor and skirting joints in halls and kitchens wear like any others.

About our floor joint sealing in Elson

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out and stops dirt collecting. If you have chipped and open joints in warehouse floors and open joints around bathroom floor edges, we can put it right, on skirting boards, wet room & bathroom floors and commercial floors alike.

Homes around Elson range from older cottages to newer houses, and their floors range just as widely, each moving in its own way. The sealant at skirtings and thresholds has to suit the floor it meets.

A one-year guarantee comes as standard, so you’re covered after we have gone.

How we quote for floor joint sealing

We don’t publish a price list, because jobs vary so much. What we look at:

  • How easy the joints are to reach
  • The type of sealant required
  • Any mould that needs treating
  • How many areas need sealing

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode

Need a quote? Please phone 0345 464 0079 or send us an email and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes a morning or an afternoon for most homes. In a smaller place like Elson, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions

Advice

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • A tiled floor that needs relaying
  • Failed waterproofing under a wet room floor
  • Cracked or broken concrete slabs

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Commercial floors
  • Thresholds
  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Wet room & bathroom floors

How the job changes by surface

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone.

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.

Landlord and commercial work in Elson

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Elson: your questions answered

Do you work for landlords with property near Portsmouth Harbour station?

Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Elson within the area you cover?

Yes. Elson is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is caulk good enough for skirting?

Caulk works on still, dry joints, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.

What causes gaps between the floor and skirting?

It’s normally the floor moving: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

How long does floor joint sealing take?

Typically it takes a few hours, depending on the length of joint. Bigger jobs take longer, and we’ll tell you how long to expect.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What information do you need?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

What we’re called out for in Elson

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, where a flexible joint should have been.

These are the problems we are asked about most:

  • Floor edges that trap water and grime
  • Grout cracking in a straight line across a floor
  • Chipped and open joints in warehouse floors
  • Gaps at thresholds between rooms

For site and facilities teams at buildings such as Elson Infant School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Whether they’re fully insured
  • When the joint can take water or movement
  • How hidden problems are handled
