Floor & skirting joints in Eastfield, Glasgow
Professional floor joint sealing in and around Eastfield, with old sealant always removed completely and a 12-month guarantee.
- Threshold joints that have opened or worn
- Open gaps along the bottom of skirting boards
- Dirt and water collecting in open floor joints
Aftercare tips
To keep the joints looking good and working properly:
- Look at floor joints each spring
- Keep heavy wheels off new concrete joints until cured
- Ask before painting over a sealed joint
- Avoid caulk in bathrooms and kitchens
Follow the cure time before walking on or cleaning the joint. Light foot traffic is usually fine sooner than wet cleaning or wheels, and we’ll tell you both.
A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and the edges sound.
How we handle floor joint sealing in Eastfield
Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice, which isn’t made to be painted. If you have threshold joints that have opened or worn and concrete floor joints that have broken down, we can help.
Older tenement flats usually have timber floors on joists, with skirting joints that open and close with the seasons. In Eastfield, a flexible sealant suits those joints better than filler.
Our work is backed for twelve months.

For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
Surface by surface
Tiled floors
Large or heated tiled floors need room to move. Where needed, a line of grout is replaced with flexible sealant.
Thresholds
Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.
What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Concrete repairs beyond the joint
- A tiled floor that needs relaying
- Water getting under the tiles from elsewhere
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on the length of joint. Inside a flat in Eastfield, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
- Mention any parking rules near the property

Eastfield questions
Can you help a landlord with a rental near Burnside station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
What guarantee comes with floor joint sealing in Eastfield?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone.
How long will you be here?
That depends on how much there is to do, but as a guide it takes a morning or an afternoon for most homes. We will tell you when we quote.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before we start.
Why has a gap opened under my skirting?
Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What we are called out for in Eastfield
Water and dirt collect in open floor joints. In kitchens and bathrooms, mop water gets into the gap.
Most people get in touch after spotting something like this:
- Failed seals where bathroom floors meet baths and panels
- Floor edges that trap water and grime
- Caulk that has cracked where the floor moves
- Gaps opening between the floor and skirting
For buildings such as Wardlawhill Church, floor and skirting joints in halls and kitchens wear like any others.
Before you book anyone
- Which sealant they’ll use, and why
- Which colour the sealant will be
- Who does the work, and how experienced they are
- How long the guarantee is
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What else we do in Eastfield
Floor joint sealing in Eastfield: local notes
Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
Letting a property close to Burnside station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Stonelaw High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
