  • Failed joint filler in concrete floors

Floor joint sealing in Battersea

Floor joint sealing for homes and businesses in Battersea

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. If you have cracked caulk along skirting in bathrooms and kitchens and dirt and water collecting in open floor joints, we can help, on commercial floors, tiled floors and skirting boards alike.

Much of London’s new housing is flats in larger developments. Snagging there often goes through the developer or managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

There’s a 12-month guarantee on every job.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for property managers and facilities teams in Battersea and across Greater London. We can quote a run of properties together, and we are fully insured for the work.

How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. In Battersea, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

When to call us in Battersea

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges and the joint gets wider.

Keep an eye out for any of the following:

  • Failed seals where bathroom floors meet baths and panels
  • Dirt and water collecting in open floor joints
  • Worn sealant at door thresholds
  • Caulk that has cracked where the floor moves

For buildings such as Clapham Welsh Presbyterian Church, floor and skirting joints in halls and kitchens wear like any others.

Questions to ask before booking

  • What the cure time is
  • What guarantee comes with the work
  • Are they insured?
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

How the job changes by surface

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How to look after the new joints

To keep the joints looking good and working properly:

  • Sweep along the edges of the floor
  • Look at floor joints each spring
  • Keep heavy wheels off new concrete joints until cured
  • Check the sealant is paintable before decorating

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

Small gaps are quick to seal. Left alone, they collect dirt and widen.

Floor joint sealing around Battersea

Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

As a London address, Battersea can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Christ Church CofE Primary School are buildings too, and entrance and corridor floor joints take a lot of traffic.

Questions from Battersea

Can you do floor joint sealing in Battersea?

Yes. Our work covers London and the South East, and Battersea is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

Is parking an issue for floor joint sealing in Battersea?

Parking in Battersea, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Is it OK to seal over old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you seal kitchen plinths to the floor?

Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What causes gaps between the floor and skirting?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

How we quote for floor joint sealing

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The type of property
  • Any previous sealing or DIY work
  • How we’d reach the joints
  • The rough size of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or send us an email.
