Your questions about floor joint sealing in Ascot

Will you come out to Ascot?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Ascot in your area for floor joint sealing?

Yes. We work across London and the South East, and Ascot is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear quote.

Do you use a paintable sealant?

For painted skirting, we use a flexible product that can be painted. Silicone will not take paint, so we use it where the joint stays unpainted.

Are you insured?

Yes. Full insurance covers our work.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

My floor grout keeps cracking in a line. Can you help?

Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

About our floor joint sealing in Ascot

Across Ascot, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We work on commercial floors, thresholds and tiled floors, and the jobs we see most are threshold joints that have opened or worn and gaps between floors and kitchen plinths.

Somewhere as small as Ascot, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

A one-year guarantee comes as standard.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Quotes for floor joint sealing in Ascot

Every job gets its own quote. These are the things that affect it:

  • Any mould that needs treating
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • A few pictures by email, if you can

For a quote, phone 0345 464 0079 or email us with the location and a short description of the problem. You will have a clear quote before work begins.

Why it’s worth doing now in Ascot

An open concrete floor joint gets wider every time something heavy crosses it. Resealing it early protects the edges. Around Ascot, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Why book with us

  • A choice of colours where the product allows
  • 20+ years of sealant experience
  • Colour picked to suit the job
  • Anti-fungal silicone where joints get wet

Floor joint sealing around Ascot

Floors around Windsor and Maidenhead run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

If you look after a building such as South Ascot Village Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as Church of All Souls, floor and skirting joints in halls and kitchens wear like any others.

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for most rooms, longer for large commercial floors for a typical job. For a village or hamlet like Ascot, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Looking after it afterwards

After the cure time, these simple habits help:

  • Sweep along the edges of the floor
  • Have a cracking tiled floor checked before tiles break
  • Cone off fresh joints until they’re ready
  • Ask before painting over a sealed joint

Check the joints after the first winter. If anything has opened, it’s easy to reseal.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the floor safer.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Common problems we fix in Ascot

Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and can reach the subfloor.

People generally contact us after spotting something like this:

  • Grout cracking in a straight line across a floor
  • Skirting caulk that keeps splitting
  • Dirt and water collecting in open floor joints
  • Skirting that has pulled away from the floor

For landlords with property near Ascot station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
