Fire Rated Sealant in West Kensington
Problem with your fire-stopping gaps in West Kensington? We remove the old material, prepare the joints and seal them properly.
- Open joints along the top of partitions
- Open gaps behind door architraves
- Fire seals that have cracked with movement
Aftercare tips
Good habits help new joints last longer. A few tips:
- Tell trades working in the building that fire seals must be put back
- Keep photos of seals that will be hidden
- Look in service cupboards and ceiling voids from time to time
- Ask which product was used before you paint
Avoid covering a sealed gap with anything that isn’t part of the tested detail. If it needs repair, use the same type of product. Ask us if you are not sure which product was used.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded.
Fire rated sealant for homes and businesses in West Kensington
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. We are often asked to deal with cracked or shrunken fire-rated sealant and gaps flagged on a fire risk assessment, across plasterboard & masonry, door frames and pipe & cable gaps.
In London, a commercial job often starts with access: loading bays, building rules and lifts. For a building in West Kensington, we agree timings and access before anything starts, and room-by-room programmes can be planned where needed.
There’s a 12-month guarantee on every job, whatever its size.

What happens if it’s left?
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

The process
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on how many gaps there are. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in West Kensington. A visitor permit or a nearby bay makes the visit run more smoothly.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- Tell us about any water getting in

Flats and HMOs
Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product.
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail.
Common problems we fix in West Kensington
Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.
Signs it’s time to call us include:
- Cracked or shrunken fire-rated sealant
- Standard silicone or caulk in a fire-stopping gap
- Holes left by a change of layout
- Seals cut through by electricians, plumbers or data installers
For landlords with property near Kensington Olympia station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Fire rated sealant around West Kensington
Commercial buildings in London often have strict access rules and limited loading, and out-of-hours working is possible to arrange. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Community buildings like St Cuthbert's are part of the picture too: gaps around pipes and cables are worth checking after any building work there. As a London address, West Kensington can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

West Kensington: your questions answered
Can parking be tricky for a visit in West Kensington?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Can you help a landlord with a rental near Kensington Olympia station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or email us.
Do you work in flats, HMOs and commercial buildings?
Yes. Occupied flats, HMOs, offices and schools are all fine, with access planned around residents or staff. Out-of-hours work can be arranged if that suits the building.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Is the work guaranteed?
Yes. There’s a 12-month guarantee on every job, large or small.
When something else is needed
A few problems are outside what sealant work can do:
- Doors that aren’t fire doors in the first place
- Large holes that need a different fire-stopping system
- Construction that does not provide fire resistance on its own
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before you book.
