Signs you need fire rated sealant in Viewpark

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.

Look out for these signs:

  • Linear gaps at the head of walls
  • Cracked or shrunken fire-rated sealant
  • Seals cut through by electricians, plumbers or data installers
  • Gaps left after a refit or conversion

For buildings such as Old Monkland Parish Church, gaps around pipes and cables are worth checking after any building work there.

How we handle fire rated sealant in Viewpark

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. Common call-outs are for standard silicone or caulk in a fire-stopping gap and unsealed gaps around fire door frames, on linear gaps, plasterboard & masonry and service penetrations.

For a place like Viewpark, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

Whatever the size of the job, it’s backed by our one-year guarantee.

Yes. Viewpark is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Are you insured?

Yes. We are fully insured.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.

Workplaces and buildings in Viewpark

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments. There are hotels and other places to stay in and around Viewpark. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

Letting a property close to Uddingston station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. If you look after a building such as Cardinal Newman High School, service openings in fire-resisting walls need checking after any refurbishment.

What the job involves on each surface

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified.

Masonry and concrete

Preparation counts on brick, block and concrete. The gap is cleaned and backed where required before the sealant goes in.

How to look after the new joints

To keep the joints looking good and working properly:

  • Ask every contractor to reseal any fire stopping they disturb
  • Include fire stopping when you schedule refits
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Take photos of fire stopping before ceilings or boxing go back

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

What we do, step by step

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before work begins. Most jobs take a few hours for a handful of gaps, and longer for a whole building. For a place like Viewpark, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Before we arrive

  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

What affects the quote in Viewpark

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • How easy the joints are to reach
  • How many areas need sealing
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • A few photos by email, if you can
  • Where the property is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
