When to call us in Thorncross

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Keep an eye out for these signs:

  • Ordinary sealant used where a fire-rated product was needed
  • Seals cut through by electricians, plumbers or data installers
  • Gaps where walls meet ceilings or slabs
  • Open gaps behind door architraves

If you look after a building such as Brighstone Church of England Aided Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Fire rated sealant for homes and businesses in Thorncross

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, gap by gap. We work on pipe & cable gaps, door frames and plasterboard & masonry, and people most often call us about seals cut through by electricians, plumbers or data installers and gaps filled with a product that isn’t fire-rated.

If you have holiday lets, a converted barn used for business or a community building near Thorncross, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months, in Thorncross and everywhere else we cover.

Fire rated sealant in Thorncross: local notes

If you run a hotel, guest house or holiday let in a coastal place like Thorncross, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Community buildings like St. Mary's Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Thorncross: your questions answered

Is Thorncross in your area for fire rated sealant?

Yes, Thorncross is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.

Is Thorncross within the area you cover?

Yes, Thorncross is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

Can you give us a record of the work?

Yes. Every gap we seal is listed with the product used, so you have it on file.

Can you tell me which gaps need fire stopping?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

Is intumescent sealant the same as fire-rated sealant?

Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant, and the choice depends on the gap.

Do you work in flats, HMOs and commercial buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we will plan the work to suit.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work generally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Thorncross, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

What the job involves on each surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing so the seal has something sound to bond to.

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both, following the tested detail.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Walls or floors that weren’t built to resist fire
  • Fire doors that need new seals, closers or hardware
  • Big openings where sealant alone is not the tested solution

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Flats & HMOs
  • Service penetrations
  • Pipe & cable gaps
  • Linear gaps
  • Door frames
  • Plasterboard & masonry

Why act early in Thorncross

Sealant is not the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we will tell you. Older cottages and farmhouses around Thorncross can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Flag any open gap you spot round a pipe or cable
  • Plan fire stopping into any work that goes through walls or floors
  • Never patch a fire seal with standard sealant
  • Include hidden areas like risers in routine checks

Avoid covering a sealed gap with anything that is not part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.
