Fire rated sealant near The Heath

Questions from The Heath

Do you work for landlords with property near Luton Airport Parkway station?

Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Can you do fire rated sealant in The Heath?

Yes. We work across London and the South East, and The Heath is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Is intumescent sealant the same as fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all and which one is used depends on the job.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you do fire sealant around door frames?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Fire rated sealant in The Heath

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That is the part we focus on. We work on plasterboard & masonry, linear gaps and service penetrations, and the jobs we see most are fire seals that have cracked with movement and joints picked up in a fire-stopping survey.

Somewhere as small as The Heath, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

All our work is covered by our one-year guarantee, wherever you are in Hertfordshire.

What affects the cost of fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • The amount of work
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The old material and how stubborn it is

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What to tell us for a quote

To make quoting easier, let us know:

  • The address or postcode of the job
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.

Surface by surface

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in over any backing the detail calls for.

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

What we’re called out for in The Heath

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

Signs it’s time to call us include:

  • Gaps left after a refit or conversion
  • Linear gaps at the head of walls
  • Door frames with gaps between frame and wall
  • Open holes round services passing through fire walls

Community buildings like Church of St Mary are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

  • How long to leave it before use

Our hiring checklist

When it is not the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Fire risk assessments, which need a qualified assessor
  • Fire doors that need new seals, closers or hardware
  • Big openings where sealant alone isn’t the tested solution

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Flats & HMOs
  • Door frames
  • Plasterboard & masonry
  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Never patch a fire seal with standard sealant
  • Allow for resealing whenever new services are run
  • Report cracked or damaged seals as soon as you notice them
  • Take photos of fire stopping before ceilings or boxing go back

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

How it works

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes from a few hours to a few days, depending on the number of gaps and the access in most cases. In a small place like The Heath, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in

Why it’s worth doing now in The Heath

For some gaps, sealant isn’t the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. Around The Heath, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why us?

  • 20+ years of sealant experience
  • Anti-fungal sanitary silicone in wet areas
  • Full insurance on every job
  • Arbo and Everbuild products
