Sand mastic in The Heath
If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. If you have open joints round the window box and mastic dropping out of the joint, we can help.
Somewhere as small as The Heath, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Leave it or put it right?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. In a small place like The Heath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What sand mastic looks like in The Heath
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Shaw's Corner (about 4.9 miles south-east) nearby, there’s older building stock in the area around The Heath as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
If you let a flat or house near Luton Airport Parkway station, any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Breachwood Green Junior Mixed and Infant School, larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Mary include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

How the visit works
At the end, we look at the finished work together. The visit itself normally takes a few hours for a single window, longer for several, depending on how much there is to do. Somewhere as small as The Heath, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- Large voids are packed out first, so the mastic is not too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we are working on
- For indoor joints, keep the area dry beforehand if you can

Advice
How to look after the new joints
So the new joints stay in good condition:
- Keep modern sealant off the mastic
- Keep sills and gutters clear so water drains away
- Do not paint over the new mastic
- Ask a joiner to look at soft timber first
Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
