The Heath Window Mastic

We cover The Heath for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly.

  • Leaking joints at the ends of sills
  • Cracked internal joints between frame and plaster

When to call us in The Heath

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

People usually contact us after spotting something like this:

  • Whistling draughts around closed windows
  • Leaking joints at the ends of sills
  • Rushed sealant from a window installation
  • Old mastic that has gone black or come away

If you let a flat or house near Luton Airport Parkway station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Choosing a sealant specialist

Window mastic for homes and businesses in The Heath

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on patio & French doors, aluminium frames and timber windows & doors, and people most often call us about damp patches on the reveal after heavy rain and sealant in the wrong colour for the frame.

In a village or hamlet like The Heath, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Every job is covered by our 12-month guarantee.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Letting agents and landlords in The Heath can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

What happens if it’s left?

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Older cottages and farmhouses around The Heath can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What affects the cost of window mastic

We quote each job individually. This is what makes a difference:

  • The size of the job
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • Roughly how big the job is
  • Whether it’s a home or a business
  • The problem you’ve noticed

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, ring 0345 464 0079 or email us.

How it works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes most of a day for a typical house, less for a few frames from start to finish. Somewhere as small as The Heath, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep paint and stain on wooden frames in good order
  • Wash the frames with mild soapy water
  • Look round the frames every year or so
  • Keep solvents and bleach off the sealant

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Condensation trapped between the panes
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Timber windows & doors
  • uPVC windows
  • Aluminium frames
  • Window sills
  • Patio & French doors
  • Composite doors

Window mastic in The Heath: local notes

With historic houses such as Shaw's Corner (about 4.9 miles south-east) nearby, there’s older building stock in the area around The Heath as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Breachwood Green Junior Mixed and Infant School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Homes close to Church of St Mary include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.
