Fire rated sealant around The Hale
Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
The Hale is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Community buildings like John Keble Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

How we handle fire rated sealant in The Hale
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. If you’re dealing with unsealed gaps around fire door frames and seals cut through by electricians, plumbers or data installers, we can help, on linear gaps, pipe & cable gaps and door frames alike.
In London, a commercial job often starts with access: loading bays, building rules and lifts. For a building in The Hale, we agree timings and access before anything starts.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Deciding what fire stopping a building needs
- Issuing a fire rating or certificate for a building
- Large holes that need a different fire-stopping system
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.
What we seal
- Flats & HMOs
- Service penetrations
- Door frames
- Plasterboard & masonry
- Pipe & cable gaps
- Linear gaps
Surface by surface
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for the gap we’re sealing.
Quotes for fire rated sealant in The Hale
You’ll get a clear quote before any work starts. It takes into account:
- How many areas need sealing
- Whether there’s mould to deal with
- Whether the work is at height
- The old material and how stubborn it is
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
What to tell us for a quote
When you call or email, it’s useful to know:
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- Whether it’s a home or a business
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Why deal with it now?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in The Hale, the repair is bigger than a sealant job.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

The job generally takes a few hours for a handful of gaps, and longer for a whole building, including the tidy-up. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in The Hale. It helps if you can point us to a visitor permit or a bay close to the door.

- Unsealed gaps around fire door frames
- Old fire sealant that has split or come away
- Linear gaps at the head of walls
- Fire stopping disturbed by later work
