Why it’s worth doing now in Tapnage

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a small place like Tapnage, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Doing several joints on one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

Fire rated sealant in Tapnage

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on door frames, service penetrations and pipe & cable gaps, and people most often call us about gaps left after a refit or conversion and open joints along the top of partitions.

Somewhere as small as Tapnage, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

Whatever the size of the job, it’s backed by our one-year guarantee.

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Tapnage needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Advice

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Common problems we fix in Tapnage

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.

Look out for any of the following:

  • Fire seals that have cracked with movement
  • Damaged fire sealant left by other trades
  • Unsealed gaps where pipes and cables go through a wall
  • Standard silicone or caulk in a fire-stopping gap

Schools such as The Henry Cort Community College are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

Before you book anyone

  • What guarantee comes with the work

10 questions to ask before booking

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Include hidden areas like risers in routine checks
  • Keep photos of seals that will be hidden
  • Report cracked or damaged seals as soon as you notice them
  • Ask which product was used before you paint

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Doors that aren’t fire doors in the first place
  • Assessing a building’s fire safety
  • Construction that doesn’t provide fire resistance on its own

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

Joints and surfaces we work on

  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Service penetrations

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Common questions in Tapnage

Do you work for landlords with property near Swanwick station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Do you take on hotel work around Tapnage?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will you assess my building’s fire safety?

No. We work from the specification you give us.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can ordinary silicone be used in a fire-stopping gap?

No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. If it’s been used, we remove it and use the right product.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or drop us an email.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Commercial buildings in Tapnage

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. There are hotels and other places to stay in and around Tapnage. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

If you let a flat or house near Swanwick station, any gap left by new services in shared walls should be closed with a fire-rated product.
