Bathroom resealing in Tapnage
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you’re dealing with two layers of silicone, both failing and gaps where the bath or tray has moved, we can put it right, whatever the surface.
For a small place like Tapnage, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
Whatever the size of the job, you get the same one-year guarantee in Tapnage and across Hampshire.

Landlords, agents and businesses in Tapnage
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
Why it’s worth doing now in Tapnage
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around Tapnage, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Give the silicone its full cure time
- Never pick at the silicone with a blade
- Dry worktop joints after washing up
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
What we’re called out for in Tapnage
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Look out for any of the following:
- Gaps where the bath or tray has moved
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
- Cracked, shrunken or lifting silicone
For site and facilities teams at buildings such as The Henry Cort Community College, we reseal washrooms and kitchens in schools and businesses as well as homes.

The process
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most single baths and showers. In a small place like Tapnage, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Mention if the joints have been sealed before
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Common questions in Tapnage
Do you take on hotel work around Tapnage?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Will you come out to Tapnage?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
How much does bathroom resealing cost in Tapnage?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
What affects the quote in Tapnage
The price is agreed before any work begins. It takes into account:
- Working hours on commercial sites
- The size of the job
- The old material and how stubborn it is
- Access and height
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- The address or postcode of the job
- The rough size of the job
- Whether it’s a home or a business
- Any previous sealing or DIY work
To get a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We will give you a clear quote before any work starts.
Bathroom resealing in Tapnage: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings. Tapnage has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you let a flat or house near Swanwick station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When something else is needed
We will not take on work that will not last, so here’s what sealant can’t put right:
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
- Cracks in the tray itself rather than the joint
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.
