How we handle fire rated sealant in St Ives

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. Common call-outs are for unsealed gaps where pipes and cables go through a wall and fire seals that have cracked with movement, across door frames, plasterboard & masonry and linear gaps.

For a small place like St Ives, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

Whatever the size of the job, it’s backed by our 12-month guarantee in St Ives and across Hampshire.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How we quote for fire rated sealant

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • The number of rooms or windows
  • Any mould that needs treating
  • The size of the job

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • How we’d reach the joints

To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Photograph sealed gaps before they’re covered up
  • Tell trades working in the building that fire seals must be put back
  • Include fire stopping when you schedule refits
  • Do not paint over fire sealant until it has cured

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

When to call us in St Ives

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service isn’t always sealed again.

If you can see any of these, it’s time to have the joints looked at:

  • Fire seals that have cracked with movement
  • New service routes left unsealed after building work
  • Unsealed gaps where pipes and cables go through a wall
  • Damaged fire sealant left by other trades

For site and facilities teams at buildings such as St Ives Primary & Nursery School, gaps opened by contractors for new cabling are a common finding in schools and offices.

Common questions in St Ives

Is St Ives within the area you cover?

Yes, St Ives is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on fire rated sealant in St Ives?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

What should I tell you?

Let us know what needs doing and where. If we need more, we’ll ask.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame.

What does fire rated sealant cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Doors that are not fire doors in the first place
  • Openings too large for sealant, which need batts, boards or another system
  • Certifying a building or signing off its fire safety

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Linear gaps
  • Pipe & cable gaps
  • Door frames
  • Flats & HMOs
  • Service penetrations
  • Plasterboard & masonry

The process

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. For a village or hamlet like St Ives, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Advice

What fire rated sealant looks like in St Ives

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Community buildings like All Saints are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Why deal with it now?

Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. Where a wall is exposed, as many are in small places like St Ives, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.
