Ranfurly Fire Rated Sealant
Problem with your fire-stopping gaps in Ranfurly? We remove the old material, prepare the joints and seal them properly.
- Ordinary sealant used where a fire-rated product was needed
- New service routes left unsealed after building work
- Seals cut through by electricians, plumbers or data installers
About our fire rated sealant in Ranfurly
We can work through a building room by room or floor by floor, noting the locations and products as we go. It gives you a list to keep with the building’s fire safety documents. We are often asked to deal with seals cut through by electricians, plumbers or data installers and gaps flagged on a fire risk assessment, across service penetrations, flats & HMOs and linear gaps.
In a smaller place like Ranfurly, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Your questions about fire rated sealant in Ranfurly
Is Ranfurly within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How do Scotland’s building regulations apply to fire-rated sealant in Ranfurly?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can I use normal mastic around a pipe through a fire wall?
No. Standard sealants are not made or tested to stop fire. If it’s been used, we remove it and use the right product.
Is intumescent sealant the same as fire-rated sealant?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Can you quote for more than one area?
Yes. Just list everything you need and you will get one quote.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Ranfurly need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
How to prepare
- Clear items away from the joints we’re working on
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

Advice
Leave it or put it right?
If an assessor has flagged gaps, it makes sense to close them before the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. In a place like Ranfurly, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

- Domestic, commercial and hotel work
- Rated 4.9 stars on Google

Surface by surface
Linear gaps
Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach and we will flag it.

What else we do in Ranfurly
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Landlord and commercial work in Ranfurly
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Signs you need fire rated sealant in Ranfurly
Movement in the structure can open gaps too: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.
Look out for any of the following:
- New service routes left unsealed after building work
- Damaged fire sealant left by other trades
- Gaps where walls meet ceilings or slabs
- Sealant items on a fire risk assessment action list
Rented homes near Milliken Park station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Honest limits
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Doors that aren’t fire doors in the first place
- Certifying a building or signing off its fire safety
- A wall that is not a fire-resisting element to begin with
