How we handle fire rated sealant in Crosslee

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. If you’re dealing with cracked or shrunken fire-rated sealant and fire stopping disturbed by later work, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

What fire rated sealant looks like in Crosslee

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Community buildings like St Fillan's R.C. Church and School are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. If you look after a building such as Gryffe High School, fire-stopping around service openings should be restored whenever new services go in.

Common questions in Crosslee

Is Crosslee within the area you cover?

Yes. Crosslee is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. We will ask anything else we need to know.

Do you certify the fire stopping?

We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it.

Do you have insurance?

Yes. Full insurance covers our work.

Will we have a record of what was sealed?

Yes. We record the locations we have sealed and the products used for your files.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Signs you need fire rated sealant in Crosslee

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.

Look out for these signs:

  • Fire seals that have cracked with movement
  • Damaged fire sealant left by other trades
  • Open joints along the top of partitions
  • Gaps flagged on a fire risk assessment

Rented homes near Johnstone station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Whether all the old sealant comes out first
  • When the joint can take water or movement
  • Whether VAT is included
  • Which colour the sealant will be

Surface by surface

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. We seal them to the tested detail, with backing where it’s needed.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each, and tell you if sealant alone is not the right fix.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • A wall that isn’t a fire-resisting element to begin with
  • Problems with the door itself rather than the gap around the frame
  • Big openings where sealant alone is not the tested solution

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Plasterboard & masonry
  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How we quote for fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • The number and length of the joints
  • Which sealant suits the joint
  • The number of rooms or windows

Doing several joints on one visit is usually more efficient than separate visits. We will give you a clear quote for the lot.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • The type of property

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
