Fire rated sealant in Provanmill, done properly

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. Typical jobs include gaps around pipes and cables through fire-resisting walls and gaps left after a refit or conversion, across pipe & cable gaps, service penetrations and linear gaps.

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. In Provanmill, as anywhere, fire-rated sealant goes in to the product’s tested details and washroom sealant is chosen to cope with heavy use.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Leave it or put it right?

Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What fire rated sealant looks like in Provanmill

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

Letting a property close to Alexandra Parade station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. If you look after a church, hall or community building such as Our Lady of Good Counsel Church, service openings in its walls need the right fire-rated sealant, as in any building.

Questions from Provanmill

Do you cover Provanmill for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Provanmill is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Do Scottish building rules affect fire-rated sealant work in Provanmill?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Where are you based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

How do I get a quote for fire rated sealant in Provanmill?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

How long does fire rated sealant take?

A typical job takes from a few hours to a few days, depending on the number of gaps and the access, including the preparation. Your quote will say how long we expect yours to take.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes from a few hours to a few days, depending on the number of gaps and the access. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Provanmill, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height

Advice

When something else is needed

To be straight with you, some problems need a different trade:

  • Certifying a building or signing off its fire safety
  • Problems with the door itself rather than the gap around the frame
  • Deciding what fire stopping a building needs

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Door frames
  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.

Door frames

Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Look in service cupboards and ceiling voids from time to time
  • Don’t paint over fire sealant until it has cured
  • Never patch a fire seal with standard sealant
  • Keep photos of seals that will be hidden

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

Quotes for fire rated sealant in Provanmill

We don’t publish a price list, because no two jobs are the same. What we look at:

  • When we can work, for business premises
  • The number and length of the joints
  • The old material and how stubborn it is
  • The type of sealant required

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the property is
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.
