How we handle fire rated sealant in Newbridge

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. If you’re dealing with fire seals that have cracked with movement and gaps around pipes and cables through fire-resisting walls, we can put it right, whatever the surface.

If you look after holiday lets, a guest house or a community building in or near Newbridge, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Fire rated sealant in Newbridge: local notes

Newbridge has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

Rented homes near Dumfries station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a building such as Maxwelltown High School, service openings in fire-resisting walls need checking after any refurbishment.

When to call us in Newbridge

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

People usually contact us after spotting something like this:

  • Standard silicone or caulk in a fire-stopping gap
  • Cracked or shrunken fire-rated sealant
  • Gaps around pipes and cables through fire-resisting walls
  • Gaps left after a refit or conversion

For buildings such as Holywood Parish Church And Churchyard, service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • What happens if the job turns out different
  • How the joint is cleaned and prepared

Different surfaces, different methods

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Common questions in Newbridge

How do Scotland’s building regulations apply to fire-rated sealant in Newbridge?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

I let a flat near Dumfries station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one option among several. The specification and the tested detail decide which is used.

Can you tell me how many minutes the seal will last?

Ratings and certificates aren’t something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves, and we install to them.

Will we have a record of what was sealed?

Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Landlord and commercial work in Newbridge

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Newbridge need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Why deal with it now?

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Doors that are not fire doors in the first place
  • Certifying a building or signing off its fire safety
  • Large holes that need a different fire-stopping system

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Pipe & cable gaps
  • Door frames
  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
