Fire rated sealant in Morden: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details. Commercial buildings in London often have strict access rules and limited loading, and out-of-hours working is possible to arrange.

Schools such as Morden Primary School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices. Rented homes near St Helier station change hands often, and new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Morden is about 2 miles south of Wimbledon, in Greater London. Morden gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Morden is one of 764 towns and villages in Greater London we cover for fire rated sealant. For nearby work, see our London page.

Work in SM4, SM3 and SW20 works the same way as everywhere else we cover. If you need fire rated sealant at a property on London Road, Epsom Road and Holne Chase or a nearby road, we can help. How we handle fire rated sealant in Morden

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. Common call-outs are for open joints along the top of partitions and new service routes left unsealed after building work, on service penetrations, flats & HMOs and plasterboard & masonry.

London’s offices, shops, hotels, student accommodation and blocks of flats all have joints to look after, whether that is washroom resealing or fire-rated sealant around service openings. Out-of-hours working can be arranged where a building in Morden can’t close.

There’s a 12-month guarantee on every job.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Take photos of fire stopping before ceilings or boxing go back
  • Get damaged fire seals looked at promptly
  • Ask every contractor to reseal any fire stopping they disturb
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

How we quote for fire rated sealant

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The size of the job

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • Roughly how big the job is

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or drop us an email.

Signs you need fire rated sealant in Morden

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

If you can see any of these, it’s time to have the joints looked at:

  • Old fire sealant that has split or come away
  • Unsealed gaps where pipes and cables go through a wall
  • New service routes left unsealed after building work
  • Unsealed gaps around fire door frames

For buildings such as St Lawrence Church, gaps around pipes and cables are worth checking after any building work there.

Our hiring checklist

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for a handful of gaps, and longer for a whole building, depending on how much there is to do. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Advice

Questions from Morden

Can parking be tricky for a visit in Morden?

Parking in Morden, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you work for landlords with property near St Helier station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Can you fill the gap behind a fire door frame?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you have insurance?

Yes, we are fully insured.

Is the work guaranteed?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What happens if it’s left?

Doing it once, properly, beats doing it twice. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. In a flat in Morden, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.
