Fire rated sealant in Linlithgow Bridge, done properly

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. We work on plasterboard & masonry, pipe & cable gaps and linear gaps, and the jobs we see most are fire seals that have cracked with movement and seals cut through by electricians, plumbers or data installers.

For holiday lets, guest houses and community buildings in or near Linlithgow Bridge, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Linlithgow Bridge: your questions answered

Do you work for hotels and guest houses in Linlithgow Bridge?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can you help a landlord with a rental near Linlithgow station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Can you tell me how many minutes the seal will last?

Ratings and certificates are not something we issue. What’s required is set by your assessor or designer, and the product’s tested details show what it achieves.

How long does fire rated sealant take?

That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll give you a better idea when we quote.

Can you tell me which gaps need fire stopping?

No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

Different surfaces, different methods

Door frames

Frame gaps are normally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.

Service penetrations

New gaps tend to show up where services have been added. Old or unsuitable filler comes out before the right sealant goes in over any backing the detail calls for.

Why act early in Linlithgow Bridge

For some gaps, sealant isn’t the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we’ll tell you. Around Linlithgow Bridge, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Why us?

  • Over 20 years’ experience
  • We never seal over old sealant
  • Experience in homes, commercial sites and hotels

What we do, step by step

The work is kept neat and contained to the joints we are treating. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access, and we tell you how long to leave it before we go. Outdoor work around Linlithgow Bridge depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Report cracked or damaged seals as soon as you notice them
  • Include fire stopping when you schedule refits
  • Store the list of sealed gaps with your building paperwork

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded so the item can be closed.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
