Workplaces and buildings in Kinneil

If you run a hotel, guest house or holiday let in a coastal place like Kinneil, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For buildings such as Kinneil Parish Church, service openings in its walls need the right fire-rated sealant, as in any building. For landlords with property near Linlithgow station, any gap left by new services in shared walls should be closed with a fire-rated product. Managing a site like Bo'ness Academy? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Kinneil is about 1 mile west of Bo'ness, in Falkirk. For fire rated sealant in and around Kinneil, it’s easy to get a quote: please send an email to info@mrmastic.co.uk. Fire rated sealant in Kinneil

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on flats & HMOs, door frames and pipe & cable gaps, and the jobs we see most are new service routes left unsealed after building work and gaps where walls meet ceilings or slabs.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

You get a 12-month guarantee, the same in Kinneil as everywhere else we work.

Quotes for fire rated sealant in Kinneil

The quote reflects the job in front of us. We look at:

  • Any working-time requirements on site
  • Access and height
  • Mould in or behind the old joints
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • The type of property
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before work begins. It will not solve:

  • Construction that doesn’t provide fire resistance on its own
  • Fire risk assessments, which need a qualified assessor
  • Big openings where sealant alone isn’t the tested solution

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Door frames

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

What the job involves on each surface

Door frames

Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details so the architrave can be refitted.

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Leave it or put it right?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the work involved is often modest. In a place like Kinneil, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • Mention any parking rules near the property

Advice

Kinneil: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
