Remedial sealant for Linlithgow Bridge homes and businesses

Remedial sealant in Linlithgow Bridge

Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. If you have smears and lumps from a botched reseal and floor or wall movement joints that have failed, we can put it right, whatever the surface.

For a place like Linlithgow Bridge, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, it’s backed by our one-year guarantee.

What the job involves on each surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Mouldy bath & shower sealant

Mould can sit behind the silicone, not just in it. We treat the exposed joint once the bead is out.

Linlithgow Bridge questions

Is Linlithgow Bridge within the area you cover?

Yes. Linlithgow Bridge is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work in hotels near Linlithgow Bridge?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Can you remove old sealant without damaging the bath?

Yes. We take our time over removal, especially on acrylic, enamel and uPVC.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do you fix expansion and movement joints?

Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Check ceilings under showers for marks
  • Deal with small splits early
  • Always have old sealant cut out, not covered
  • Find out why the sealant failed first

If the joint ever needs renewing, have it cut out, not sealed over. New silicone does not bond to old, so the old bead should always come out first.

Do not keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

What we cannot put right

Before booking, it’s worth knowing the limits:

  • A tray or bath that is cracked
  • A leaking trap, valve or supply pipe
  • Movement from fittings that aren’t supported

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Where we work in Linlithgow Bridge

  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Expansion joints

Do you need remedial sealant in Linlithgow Bridge?

Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that’s too stiff or too thin.

Common reasons people contact us include:

  • Caulk or the wrong sealant used in a wet area
  • Leaks that keep coming back after resealing
  • Kitchen joints letting water behind the worktop
  • A second bead peeling off the first

If you let a flat or house near Linlithgow station, a joint that keeps failing is best fixed properly while the property is empty.

What your quote should include

  • What insurance they hold
  • When the joint can take water or movement
  • Which colour the sealant will be
  • Is VAT in the price?

How to choose a mastic man

How we quote for remedial sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

To make quoting easier, please include:

  • How we’d reach the joints
  • A few pictures by email, if you can
  • Where the property is
  • How many joints, rooms or windows are involved

To get a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Linlithgow Bridge homes and their sealant

Linlithgow Bridge is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Linlithgow Bridge has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Schools such as Linlithgow Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St Ninian's Church, walls and floors in older homes can move, and sealant and grout show it first.

Linlithgow Bridge is about 1 mile west of Linlithgow, in West Lothian. How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Linlithgow Bridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
