Maddiston Remedial Sealant
Problem with your failed sealant joints in Maddiston? We remove the old material, prepare the joints and seal them properly.
- Black mould underneath the bead
- A second bead peeling off the first
- Kitchen joints letting water behind the worktop
Honest limits
New sealant cannot fix everything, and we will tell you before we start. Sealant will not put right:
- A leaking trap, valve or supply pipe
- A tray or bath that is cracked
- A bath, tray or worktop that moves until it’s properly fixed
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
Surfaces we seal
- Failed movement joints
- Leaking tray & enclosure joints

About our remedial sealant in Maddiston
Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on leaking tray & enclosure joints, mouldy bath & shower sealant and shrunken worktop sealant, and people most often call us about leaks that keep coming back after resealing and kitchen joints letting water behind the worktop.
Bathrooms in smaller places like Maddiston work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods
Mouldy bath & shower sealant
Where mould keeps coming back, ventilation is generally part of the cause. We’ll reseal and tell you if extraction looks to be the issue.
Leaking trays & enclosures
A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. Both are checked before we reseal.
Why act early in Maddiston
Adding more sealant is the usual quick fix, and it rarely works. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. In a place like Maddiston, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

How the visit works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
How to prepare
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Mention any tricky access

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Common questions in Maddiston
Can you help a landlord with a rental near Polmont station?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Maddiston in your area for remedial sealant?
Yes, Maddiston is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
Can you remove sealant that’s been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Can you remove old sealant without damaging the bath?
Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you offer different sealant colours?
Yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.

Maddiston homes and their sealant
Maddiston is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Maddiston, as everywhere, remedial sealant is only as good as the preparation behind it. For landlords with property near Polmont station, a joint that keeps failing is best fixed properly while the property is empty.
