Maddiston New Build Mastic
Plot mastic for developers and snagging failed sealant in new homes for homes and businesses in Maddiston and across Falkirk. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Worktop and upstand sealant coming away
- Joints pulling apart as timber shrinks
- Frame joints opening as the plaster dries
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Cracked trays, tiles or worktops
- Settlement cracks that need a surveyor
- Baths and trays that move too much for sealant to cope with
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

New build mastic for homes and businesses in Maddiston
Across Maddiston, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. If you have skirting joints opening in the first winter and plot mastic for developers ahead of handover, we can put it right.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

FAQs for Maddiston
Do you cover Maddiston for new build mastic?
Yes. We work across all of Scotland, and Maddiston is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Is Maddiston within the area you cover?
Yes. Maddiston is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you take on second-fix sealing for builders?
Yes. We work through plots to your schedule ready for handover. Get in touch with the number of plots and the scope for a clear quote.
Do you guarantee your work?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Will there be a smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Do you work for letting agents?
Yes, often. Several properties can go on one quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Keeping the joints in good condition
Aftercare is simple:
- Keep water off fresh sealant until it has cured
- Look at the sealant regularly in the first couple of years
- Use the extractor fan every time you shower
- Don’t seal over failed sealant yourself
Do not stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.
What we do, step by step
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots for a typical job. Outside jobs in Maddiston need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Keep children and pets away from the work area
- Try not to wet indoor joints just before the visit
- Mention any leaks or damp you’ve noticed

Advice
What affects the cost of new build mastic
The quote reflects the job in front of us. We take into account:
- When we can work, for business premises
- The type of sealant required
- Whether the work is at height
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The type of property
- The rough size of the job
- How we’d reach the joints
- Where the property is
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
