Different surfaces, different methods

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.

Fire rated sealant in Kitwood

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We work on pipe & cable gaps, plasterboard & masonry and door frames, and the jobs we see most are holes left by a change of layout and open holes round services passing through fire walls.

If you have holiday lets, a converted barn used for business or a community building near Kitwood, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

All our work comes with our one-year guarantee.

What happens on the day

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Kitwood needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your files.

How to prepare

  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on

Advice

Common problems we fix in Kitwood

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Damage from cleaning, knocks and maintenance adds to it.

These are the problems we are asked about most:

  • Open joints along the top of partitions
  • Gaps left after a refit or conversion
  • Open gaps behind door architraves
  • Gaps filled with a product that is not fire-rated

Managing a site like Four Marks Church of England Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Workplaces and buildings in Kitwood

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Community buildings like Church of the Good Shepherd are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

Kitwood: your questions answered

Is Kitwood within the area you cover?

Yes, Kitwood is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is fire rated sealant in Kitwood guaranteed?

All our work, in Kitwood and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Where do you work from?

Mr Mastic is based in Crawley. We cover Kitwood and the rest of Hampshire.

Can you fill the gap behind a fire door frame?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself, and we will mention anything we notice about the door.

Is standard sealant good enough for a fire gap?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service and we can apply it for you.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long does fire rated sealant take?

Most jobs take a few hours for a handful of gaps, and longer for a whole building. Your quote will say how long we expect yours to take.

Are you fully insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Landlord and commercial work in Kitwood

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What happens if it’s left?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. Around Kitwood, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep the record of products and locations with your fire safety documents
  • Flag any open gap you spot round a pipe or cable
  • Check risers, ceiling voids and cupboards during building checks
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.
