How we handle fire rated sealant in Kames
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on flats & HMOs, plasterboard & masonry and door frames, and people most often call us about open joints along the top of partitions and gaps around pipes and cables through fire-resisting walls.
Work in a place like Kames is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Your questions about fire rated sealant in Kames
Do you cover Kames for fire rated sealant?
Yes. Our work covers the whole of Scotland, and Kames is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
How long will you be here?
As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Bigger jobs take longer, and we’ll tell you how long to expect.
What fire rating will the seal have?
We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
Do you do fire sealant around door frames?
Yes, where the gap suits a sealant detail. Our work is the gap around the frame and we will tell you if we spot problems with the door.
Is there a guarantee?
Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.
For buildings such as Muirkirk Old Church, service openings in its walls need the right fire-rated sealant, as in any building. Around Kames, as everywhere, fire rated sealant is only as good as the preparation behind it.

What else we do in Kames
How the visit works
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. The work generally takes a few hours for a handful of gaps, and longer for a whole building. Around Kames, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Preparing for the visit
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions

Advice
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Get damaged fire seals looked at promptly
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Ask which product was used before you paint
- Include fire stopping when you schedule refits
Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes.
Why act early in Kames
Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now gives you evidence that the item was dealt with. Around Kames, water from a failed joint in an older stone home can soak into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
What you get with us

What sealant work can’t fix
In fairness, some problems need a different trade:
- Assessing a building’s fire safety
- Problems with the door itself rather than the gap around the frame
- A wall that is not a fire-resisting element to begin with
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Linear gaps
- Flats & HMOs
- Door frames
- Service penetrations
- Plasterboard & masonry
- Pipe & cable gaps
For landlords and businesses
We also work for property managers and facilities teams in Kames and across East Ayrshire. We can quote a run of properties together.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Surface by surface
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.
Door frames
A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
