How to look after the new joints

A little care helps the new joints last. We recommend:

  • Plan fire stopping into any work that goes through walls or floors
  • Ask every contractor to reseal any fire stopping they disturb
  • Check whether a sealant can be painted before decorating over it
  • Keep the record of products and locations with your fire safety documents

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Fire rated sealant in Jockey End

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We work on plasterboard & masonry, flats & HMOs and door frames, and the jobs we see most are unsealed gaps around fire door frames and old fire sealant that has split or come away.

Somewhere as small as Jockey End, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Your job is guaranteed for a year, as with all our work.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Sign-off of the building, which sits with building control or your assessor
  • Construction that doesn’t provide fire resistance on its own
  • Assessing a building’s fire safety

If in doubt, phone 0345 464 0079 or email us and we will say what we think.

Surfaces we seal

  • Pipe & cable gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Door frames

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

How we quote for fire rated sealant

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

Fire rated sealant around Jockey End

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

For site and facilities teams at buildings such as Gaddesden Row JMI School, service openings in fire-resisting walls need checking after any refurbishment. Rented homes near Berkhamsted station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Why deal with it now?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Older cottages and farmhouses around Jockey End can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.

Do you certify the fire stopping?

That isn’t something we state or certify. Your specification sets the requirement, and we apply a product tested for it with a record of each location.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used to keep with your fire safety documents.

The process

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access, and we tell you how long to leave it before we go. Somewhere like Jockey End needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.
