Fire rated sealant in Flamstead

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. We work on plasterboard & masonry, flats & HMOs and linear gaps, and the jobs we see most are old fire sealant that has split or come away and open joints along the top of partitions.

For holiday lets, converted business premises or a community building near Flamstead, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes from a few hours to a few days, depending on the number of gaps and the access. For a village or hamlet like Flamstead, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Why act early in Flamstead

Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. In a small place like Flamstead, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Why Flamstead clients choose us

  • Approved under the ARBOMaster scheme
  • Neat joints and a tidy finish
  • Experience in homes, commercial sites and hotels
  • 20+ years of sealant experience

Take a look at our cost guide or customer reviews.

How to look after the new joints

To keep the joints looking good and working properly:

  • Flag any open gap you spot round a pipe or cable
  • Make resealing part of every contractor’s brief
  • Store the list of sealed gaps with your building paperwork
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some cannot, so ask us which we used.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

Quotes for fire rated sealant in Flamstead

Every job gets its own quote. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How many areas need sealing
  • Access and height

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • A few photos by email, if you can
  • Any access issues, like height or stairs

For a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear quote before any work starts.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Construction that doesn’t provide fire resistance on its own
  • Sign-off of the building, which sits with building control or your assessor
  • Large holes that need a different fire-stopping system

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

What we seal

  • Plasterboard & masonry
  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Pipe & cable gaps
  • Service penetrations

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Your questions about fire rated sealant in Flamstead

Will you come out to Flamstead?

Yes. Flamstead is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Harpenden station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

What does fire rated sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote.

Can I use normal mastic around a pipe through a fire wall?

No. It might close the gap, but it is not a fire-rated seal. A tested fire-rated product is needed and we can apply it for you.

Where is Mr Mastic based?

We work from Crawley. We cover Flamstead and the rest of Hertfordshire.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

Do you certify the fire stopping?

We don’t issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer.

What do you need from me for a quote?

Let us know what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

Fire rated sealant in Flamstead: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a church, hall or community building such as Church of St Leonard, older buildings that have had new heating or wiring often have service gaps worth checking. For site and facilities teams at buildings such as Flamstead Village School, service openings in fire-resisting walls need checking after any refurbishment. Letting a property close to Harpenden station? Then any gap left by new services in shared walls should be closed with a fire-rated product.
