Quotes for fire rated sealant in High Earnock
There’s no set price list. The quote depends on:
- Whether the work is at height
- Mould in or behind the old joints
- The number and length of the joints
- The old material and how stubborn it is
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How we’d reach the joints
- Photos by email, if that is easy
- The rough size of the job
- Where the property is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Fire rated sealant in High Earnock, done properly
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. If you have open holes round services passing through fire walls and seals cut through by electricians, plumbers or data installers, we can put it right, on door frames, pipe & cable gaps and linear gaps alike.
For a place like High Earnock, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
Whatever the size of the job, you get the same one-year guarantee.

What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. For a place like High Earnock, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- We remove any old or unsuitable filler and clean the gap.
- Where the tested detail needs backing or fill, we fit it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- On commercial sites, let us know about site rules
- Let us know about stairs, lifts or work at height

How to look after the new joints
A little care helps the new joints last. Our advice:
- Get damaged fire seals looked at promptly
- Don’t fill fire-stopping gaps with ordinary foam or silicone
- Take photos of fire stopping before ceilings or boxing go back
- Check risers, ceiling voids and cupboards during building checks
File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.
Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
Different surfaces, different methods
Door frames
Frame gaps are usually hidden behind the architrave. We seal any open gap to the product’s tested details.
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.

What we’re called out for in High Earnock
Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
These are the problems we are asked about most:
- Gaps left after a refit or conversion
- Open gaps behind door architraves
- Gaps around pipes and cables through fire-resisting walls
- Fire stopping disturbed by later work
For site and facilities teams at buildings such as Earnock High School, service openings in fire-resisting walls need checking after any refurbishment.

FAQs for High Earnock
Do you work for landlords with property near Hamilton West station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Are you insured?
Yes, we are fully insured.
Do you guarantee your work?
Yes. All our work carries a one-year guarantee.
How long will you be here?
A typical job takes anything from a few hours to several days, depending on how many gaps there are, including the preparation. We will confirm how long when we quote.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
What’s the difference between intumescent and fire-rated sealant?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What sealant work can’t fix
Sealant is not the answer to every problem, and we’ll tell you before we start. It will not solve:
- Assessing a building’s fire safety
- Construction that does not provide fire resistance on its own
- Certifying a building or signing off its fire safety
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
