How we handle fire rated sealant in Burnbank

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. We work on linear gaps, door frames and plasterboard & masonry, and the jobs we see most are cracked or shrunken fire-rated sealant and open gaps behind door architraves.

Work in a place like Burnbank is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

You get a one-year guarantee, the same in Burnbank as everywhere else we work.

Commercial buildings in Burnbank

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

For buildings such as Burnbank Parish Church And Hall, older buildings that have had new heating or wiring often have service gaps worth checking. Schools such as John Ogilvie High School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

Burnbank is about 1 mile north-west of Hamilton, in South Lanarkshire. We carry out fire rated sealant for homeowners, landlords and businesses in Burnbank and the surrounding area. Burnbank is one of 139 towns and villages in South Lanarkshire we cover. For nearby work, see our Glasgow page.

Burnbank questions

Do you cover smaller places like Burnbank?

Yes. Burnbank is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Hamilton West station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

How long does the job take?

It depends on the size of the job, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

Can you give us a record of the work?

Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.

Can I choose the sealant colour?

In most cases you can choose. We’ll explain which colours are available and agree one before work begins.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Is there a guarantee?

Yes. Every job comes with a 12-month guarantee.

Leave it or put it right?

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. In a place like Burnbank, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we cannot put right

A few problems are outside what sealant work can do:

  • Assessing a building’s fire safety
  • Openings too large for sealant, which need batts, boards or another system
  • A wall that is not a fire-resisting element to begin with

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs
  • Linear gaps
  • Service penetrations
  • Door frames

What the job involves on each surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Where a hole is bigger than the sealant’s tested range, it needs another approach and we’ll flag it.

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist, and we will say if we spot a problem with them.

What we’re called out for in Burnbank

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.

These are the problems we are asked about most:

  • Unsealed gaps around fire door frames
  • Open joints along the top of partitions
  • Open holes round services passing through fire walls
  • Gaps flagged on a fire risk assessment

If you let a flat or house near Hamilton West station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not
  • Which colour the sealant will be
  • Who does the work, and how experienced they are

Choosing a sealant specialist

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Burnbank depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for fire rated sealant

There’s no set price list. The quote depends on:

  • Working hours on commercial sites
  • Access and height
  • Which sealant suits the joint
  • The amount of work

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • A few photos by email, if you can
  • The address or postcode of the job
  • What’s wrong with the joints now

Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
