Fire Rated Sealant in Hamilton West
We cover Hamilton West for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old sealant removed completely, joints prepared properly.
- Ordinary sealant used where a fire-rated product was needed
- Seals cut through by electricians, plumbers or data installers
- Open joints along the top of partitions
The process
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. The work normally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Hamilton West depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
Getting ready for the visit
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints

About our fire rated sealant in Hamilton West
We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you have fire stopping disturbed by later work and joints picked up in a fire-stopping survey, we can help.
If you look after holiday lets, a guest house or a community building in or near Hamilton West, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
We stand behind the work with a one-year guarantee.

Why deal with it now?
For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. In a place like Hamilton West, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why us?
- We leave the area clean and tidy
- Experience in homes, commercial sites and hotels
- A 12-month guarantee on all work
- More than 20 years in sealant work

How we quote for fire rated sealant
The quote reflects the job in front of us. We look at:
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- How much there is to do
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
What to tell us for a quote
To help us quote quickly, please include:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Roughly how big the job is
- The type of property
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

How do I get a quote for fire rated sealant in Hamilton West?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.
Can you seal over the old sealant?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Can you give us a record of the work?
Yes. Locations and products are written up when we finish. Tell us if your assessor needs it in a particular format.
Is standard sealant good enough for a fire gap?
No. Standard sealants aren’t made or tested to stop fire. We cut it out and reseal with a fire-rated product.
What fire rated sealant looks like in Hamilton West
There are hotels and other places to stay in and around Hamilton West. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
If you look after a church, hall or community building such as Hamilton North Church, older buildings that have had new heating or wiring often have service gaps worth checking. If you look after a building such as Holy Cross High School, service openings in fire-resisting walls need checking after any refurbishment.

Signs you need fire rated sealant in Hamilton West
Many open fire-stopping gaps are made after the building is finished. New cables, pipes and data runs go through walls and ceilings and the hole round the new service is not always sealed again.
If you can see any of these, it’s time to have the joints looked at:
- Joints picked up in a fire-stopping survey
- Seals cut through by electricians, plumbers or data installers
- Old fire sealant that has split or come away
- Open holes round services passing through fire walls
If you let a flat or house near Hamilton West station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
What to look for in a quote
- How the joint is cleaned and prepared
- Is VAT in the price?
- What insurance they hold
- Whether they seal over old material or remove it

What else we do in Hamilton West
What the job involves on each surface
Service penetrations
New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth.
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach.
When it is not the sealant
Before you book, it’s worth knowing the limits too:
- Fire risk assessments, which need a qualified assessor
- Certifying a building or signing off its fire safety
- Big openings where sealant alone isn’t the tested solution
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
