Remedial sealant in Hamilton West

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. Common call-outs are for worktop sealant that has shrunk and split and smears and lumps from a botched reseal, on expansion joints, leaking tray & enclosure joints and failed movement joints.

A bathroom in a place like Hamilton West gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Common questions in Hamilton West

Will you come out to Hamilton West?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Hamilton West station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

When is the sealant fully cured?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

Do you offer different sealant colours?

Most of the time, yes. We’ll tell you which colours the right product comes in and agree one before any work starts.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What affects the cost of remedial sealant

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • How we’d reach the joints
  • A few photos by email, if you can
  • If someone has resealed it before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Remedial sealant in Hamilton West: local notes

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Hamilton West station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. For site and facilities teams at buildings such as Holy Cross High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When to call us in Hamilton West

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

Look out for these signs:

  • A shower that leaks however often it’s resealed
  • Black mould underneath the bead
  • Smears and lumps from a botched reseal
  • Sealant peeling off a dusty or damp surface

If you live in an older home near Hamilton North Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • What happens if the job turns out different
  • What preparation is included
  • What guarantee comes with the work
  • What the cure time is

How to choose a mastic man

What we cannot put right

New sealant can’t fix everything, and we will tell you before we start. It won’t solve:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath, tray or worktop that moves until it’s properly fixed
  • Sealant in an older building that needs testing for asbestos first

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a few hours, depending on how many layers have to come out, depending on the size of the job. Outdoor work around Hamilton West depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

Related advice

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

After the cure time, these simple habits help:

  • Always have old sealant cut out, not covered
  • Keep the room well ventilated
  • Get the cause of a repeat leak found before resealing
  • Keep movement joints clear of mortar and paint

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
