What sealant work cannot fix

It helps to know what we cannot do too:

  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps
  • Door frames
  • Linear gaps

Fire rated sealant for homes and businesses in Dunure

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. If you’re dealing with gaps left after a refit or conversion and cracked or shrunken fire-rated sealant, we can help.

If you look after holiday lets, a guest house or a community building in or near Dunure, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Big or small, it’s backed by our one-year guarantee in Dunure and across South Ayrshire.

Different surfaces, different methods

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail, and we will tell you.

Dunure: your questions answered

Is Dunure within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Maybole station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

How long does fire rated sealant take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We’ll tell you when we quote.

What do you need from me for a quote?

Tell us what needs doing and where. We will ask anything else we need to know.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Dunure.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you guarantee your work?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Are you insured?

Yes. Mr Mastic is fully insured.

Why deal with it now?

Squirting in whichever sealant is nearest doesn’t make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Around Dunure, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Landlord and commercial work in Dunure

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. Somewhere like Dunure may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Do not paint over fire sealant until it has cured
  • Make resealing part of every contractor’s brief
  • Take pictures of fire stopping before ceilings or boxing go back
  • Include fire stopping when you schedule refits

Keep the record we give you with the building’s fire safety documents. It helps whoever checks the building next.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Workplaces and buildings in Dunure

If you run a hotel, guest house or holiday let in a coastal place like Dunure, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we do not certify buildings or carry out fire risk assessments.

Rented homes near Maybole station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a church, hall or community building such as Kirkbride Old Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.
