Fire rated sealant in Dufftown, done properly
Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you’re dealing with holes left by a change of layout and linear gaps at the head of walls, we can put it right.
If you look after holiday lets, a guest house or a community building in or near Dufftown, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
There’s a 12-month guarantee on every job, large or small.

Honest limits
Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:
- Walls or floors that weren’t built to resist fire
- Issuing a fire rating or certificate for a building
- Deciding what fire stopping a building needs
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
Joints and surfaces we work on
- Flats & HMOs
- Service penetrations
- Plasterboard & masonry
- Linear gaps
- Pipe & cable gaps
- Door frames
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Allow for resealing whenever new services are run
- Keep the record of products and locations with your fire safety documents
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Check whether a sealant can be painted before decorating over it
Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.
Open gaps don’t only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.
Dufftown: your questions answered
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Is Dufftown in your area for fire rated sealant?
Yes. Our work covers the whole of Scotland, and Dufftown is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Are you fully insured?
Yes, we are fully insured.
Will you assess my building’s fire safety?
No, we don’t assess buildings. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.
Can I choose the sealant colour?
Yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Can I use normal mastic around a pipe through a fire wall?
No. A gap that needs fire stopping needs a tested fire-rated product.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
How the job changes by surface
Door frames
Our work is the joint between frame and wall. The door leaf, its seals and closer need a door specialist, and we will say if we spot a problem with them.
Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.
What we are called out for in Dufftown
Buildings are refitted and reconfigured over the years. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
Look out for any of the following:
- Cracked or shrunken fire-rated sealant
- New service routes left unsealed after building work
- Open holes round services passing through fire walls
- Gaps where walls meet ceilings or slabs
Around Dufftown, as everywhere, fire rated sealant is only as good as the preparation behind it.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- We remove any old or unsuitable filler and clean the gap.
- Backing or fill is fitted where the product’s tested detail calls for it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- Finally, we list where we worked and what we used, for your records.
Before we arrive
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
