Fire rated sealant in Drummore

How we handle fire rated sealant in Drummore

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. If you’re dealing with old fire sealant that has split or come away and linear gaps at the head of walls, we can help, on linear gaps, pipe & cable gaps and flats & HMOs alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Whatever the size of the job, it’s backed by our one-year guarantee.

Commercial buildings in Drummore

If you run a hotel, guest house or holiday let in a coastal place like Drummore, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

For buildings such as Old Parish Church and Burial-Ground, older buildings that have had new heating or wiring often have service gaps worth checking. Around Drummore, as everywhere, fire rated sealant is only as good as the preparation behind it.

Why act early in Drummore

Paying for fire stopping that has to be redone is a false economy. Work that does not follow the tested detail may have to come out again once someone inspects it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • File the fire-stopping record where your assessor can find it
  • Never patch a fire seal with standard sealant
  • Take pictures of fire stopping before ceilings or boxing go back
  • Check whether a sealant can be painted before decorating over it

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used.

Getting ready for the visit

  • Mention any tricky access
  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before

Advice

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Common questions in Drummore

Do you cover smaller places like Drummore?

Yes, Drummore is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Can you give us a record of the work?

Yes. We record the locations we have sealed and the products used to keep with your fire safety documents.

When it is not the sealant

It helps to know what we can’t do:

  • Assessing a building’s fire safety
  • Problems with the door itself rather than the gap around the frame
  • A wall that is not a fire-resisting element to begin with

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • A few pictures by email, if you can
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
