Fire rated sealant in Annathill

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate. Common call-outs are for open joints along the top of partitions and fire stopping disturbed by later work, across flats & HMOs, plasterboard & masonry and door frames.

For holiday lets, guest houses and community buildings in or near Annathill, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Outside jobs in Annathill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

Your questions about fire rated sealant in Annathill

How do Scotland’s building regulations apply to fire-rated sealant in Annathill?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you work for landlords with property near Gartcosh station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you have insurance?

Yes. Full insurance covers our work.

How much does fire rated sealant cost in Annathill?

Size, access and the old material all affect the cost. Call for a quick quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Do you provide details of the products used?

Yes. Locations and products are written up when we finish. Tell us if your assessor needs it in a particular format.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Why it’s worth doing now in Annathill

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, so we follow the maker’s details on every gap. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear price before work begins.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

What affects the cost of fire rated sealant

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • How much there is to do
  • Access and height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Photos help, but a description is a good start. Please mention:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • The rough size of the job

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations
  • Door frames

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Report cracked or damaged seals as soon as you notice them
  • Include hidden areas like risers in routine checks
  • Keep pictures of seals that will be hidden
  • Tell trades working in the building that fire seals must be put back

Do not add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.

If you let a flat or house near Gartcosh station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Managing a site like Greenfaulds High School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.
