External mastic in Yelsted, done properly
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. Typical jobs include leaking joints around cladding and façade panels and weathered mastic that no longer stretches, across copings & trims, joints between brick and frames and concrete & block.
Somewhere as small as Yelsted, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Yelsted questions
Do you cover smaller places like Yelsted?
Yes. Yelsted is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is Yelsted in your area for external mastic?
Yes. Our work covers London and the South East, and Yelsted is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides with primer where required.
Is it OK to fill a movement joint with cement?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What affects the quote in Yelsted
There’s no set price list, because no two jobs are the same. The quote depends on:
- Access and height
- How many rooms, windows or areas are involved
- The number and length of the joints
- The type of sealant required
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- The problem you’ve noticed
- Any access issues, like height or stairs
- Photos by email, if that is easy
- The type of property
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
What external mastic looks like in Yelsted
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as St Augustine of Canterbury Catholic Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

When something else is needed
In fairness, there are a few things sealant will not fix:
- Damp that is not coming from the joint
- Walls that need new movement joints cut into them
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What happens on the day
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Yelsted, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Mention any parking rules near the property
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Never let anyone fill a movement joint with mortar
- Avoid pressure-washing directly into sealant joints
- Walk round the building once a year and look at the joints
- Ask before painting over external sealant
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
Do you need external mastic in Yelsted?
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
It’s worth asking for a quote if you see:
- Rigid filler in a joint that should flex
- Sealant that has lost its bond to the brick or render
- Weeds or debris growing in open joints
- Rain getting behind render or cladding at a joint
For landlords with property near Rainham (Kent) station, outside joints that have cracked can let damp into a rental, so check them between lets.
Comparing quotes
- How the joint is cleaned and prepared
- What the quote includes, VAT included or not
- Which colour the sealant will be
- What the cure time is
What happens if it’s left?
A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In a small place like Yelsted, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
