External mastic near Whitekirk

External mastic for homes and businesses in Whitekirk

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. If you’re dealing with sealant pulling away from one side of the joint and weeds or debris growing in open joints, we can put it right.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Subsidence or other structural problems
  • Walls that need new movement joints cut into them
  • Damp that is not coming from the joint

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

External mastic in Whitekirk: local notes

Whitekirk is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near East Linton station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Common problems we fix in Whitekirk

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

People usually contact us after spotting something like this:

  • Moss and dirt in joints with no sealant left
  • Water getting into walls through failed joints
  • Cracked joints where brick meets render or frames
  • Sealant that has lost its bond to the brick or render

For an older house near a landmark such as Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • How much experience the applicator has
  • Whether they seal over old material or remove it

Our hiring checklist

The process

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes anything from a few hours to several days, depending on the building. Outdoor work around Whitekirk depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • Whether the work is at height
  • The size of the job
  • Mould in or behind the old joints
  • When we can work, for business premises

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

When you call or email, it’s useful to know:

  • What’s wrong with the joints now
  • Photos by email, if that is easy
  • Where the property is
  • Whether it’s a home or a business

Every job is quoted individually, so start by telling us what you need. Just drop us a line at info@mrmastic.co.uk with the details.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Check the sealant is paintable before painting near it
  • Avoid pressure-washing directly into sealant joints
  • Look over the joints every year, ideally after winter
  • Make sure movement joints are not pointed over

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

FAQs for Whitekirk

Do you work for landlords with property near East Linton station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Does the coastal weather in Whitekirk affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Where are you based?
