External mastic for Wembley homes and businesses

How we handle external mastic in Wembley

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. If you’re dealing with weeds or debris growing in open joints and panel joints letting water in, we can help.

Newer London blocks are built with movement joints in brick and render, and with cladding joints sealed with mastic. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall, and both kinds of building are found across London.

Whatever the size of the job, it’s backed by our one-year guarantee.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Show decorators and builders where the movement joints are
  • Clear growth from the base of walls and joints
  • Make sure movement joints aren’t pointed over
  • Check external joints each spring

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

Walls and rooflines in Wembley

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Northolt Manor (about 3.4 miles west) are a reminder that the area around Wembley has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

In the older streets around St Augustine, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Wembley Primary School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to North Wembley station? Then split movement joints are easy to miss on a rental until damp shows inside.

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours to a few days, depending on the length of joint and the access. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Movement that’s more than a sealant joint can take
  • Cracked brickwork or render that needs a builder or plasterer
  • Render that’s blown, hollow or coming away

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

Landlord and commercial work in Wembley

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

How the job changes by surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

What happens if it’s left?

Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Wembley, the repair is bigger than a sealant job.

Combining jobs into one visit usually makes better use of the time than several visits. We will give you a clear quote for the lot.

Common questions in Wembley

Can you do external mastic in Wembley?

Yes, Wembley is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear quote.

Do you work for landlords with property near North Wembley station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we will confirm what’s needed.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Wembley.

What affects the quote in Wembley

The quote reflects the job in front of us. We look at:

  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • The number of rooms or windows
  • Mould in or behind the old joints

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Whether it has been sealed before
  • Photos by email, if that’s easy

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job.
