New build mastic near Wembley

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How we handle new build mastic in Wembley

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. We work on windows & doors, show homes and bathrooms & en suites, and people most often call us about second-fix sealing on new plots and new-build shower sealant that has already split.

New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours in a single home, and the area is left clean. In a London area like Wembley, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

Why act early in Wembley

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Wembley.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

Why us?

  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas
  • 20+ years of sealant experience
  • We agree the colour with you first

See our cost guide and customer reviews.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Deciding who is responsible under a builder’s warranty
  • Leaks from pipes, valves or wastes, which need a plumber
  • Movement caused by a poorly fitted tray or bath

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Questions from Wembley

Do you cover Wembley for new build mastic?

Yes. Our work covers London and the South East, and Wembley is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.

Can you help a landlord with a rental near North Wembley station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can you do plot mastic on a new development?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Can you quote for more than one area?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Who should fix failed sealant in a new build?

Start with the builder if you’re in the snagging or warranty period. If it is not resolved, we can reseal it properly.

Will you just run a new bead over the existing one?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Wipe joints with warm soapy water
  • Use the extractor fan every time you shower
  • Keep photos and emails about snagging items
  • Put sealant faults on your snagging list early

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day to cure enough for use.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

New build mastic in Wembley: local notes

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For new homes near North Wembley station, it’s worth checking the sealant early, while snags are still fresh. Wembley is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
