Joints and surfaces we work on

  • Copings & trims
  • Concrete & block
  • Façade panels
  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames

External mastic in Princelett

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. If you’re dealing with joints pointed up with cement by mistake and leaking joints around cladding and façade panels, we can put it right, on façade panels, joints between brick and frames and copings & trims alike.

Outside joints can only be sealed when they’re dry, so work in Princelett is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

Your job is guaranteed for a year, as with all our work.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • The number and length of the joints
  • Access and height
  • How many rooms, windows or areas are involved
  • The type of sealant required

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can
  • How we’d reach the joints

There’s no standard price list. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or drop us an email.

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Around Princelett, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

  • We leave the area clean and tidy
  • 4.9 on Google from 180+ five-star reviews
  • Old sealant always removed completely
  • Quality sealants from Arbo and Everbuild

Take a look at our cost guide or what customers say.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Leave the joints unpainted unless we have said otherwise
  • Get split or bare joints resealed while the damage is small
  • Show decorators and builders where the movement joints are

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

Princelett: your questions answered

Does the coastal weather in Princelett affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you help a landlord with a rental near Shanklin station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

What is backing rod for?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin.

How long does external mastic take?

A typical job takes anything from a few hours to several days, depending on the building, including preparation and clearing up. We will confirm how long when we quote.

Do you come to Princelett?

Yes. We’re based in Crawley and work across South East England, London and Scotland, Princelett included.

What information do you need?

Tell us what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Princelett, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Clear the area around the work

Advice

Outside joints around Princelett

Princelett is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Shanklin station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Managing a site like Sandown Bay Academy? Then larger buildings have long runs of movement joint that eventually need resealing. Historic houses such as Haseley Manor, about 1.8 miles north-west, show how far back building around Princelett goes.
